Every "best home inspection software" list on the internet is written by a marketing team. This one is written from the field: our founder is a Certified Master Inspector who still climbs into crawlspaces every week. Here's how to actually compare inspection software — and where each type of tool wins.
The comparison criteria that actually matter
After thousands of inspections, these are the criteria that separate software you love from software you fight with at 7pm while writing a report:
- Offline reliability. Basements, crawlspaces, rural properties, and new construction routinely have zero signal. If the app can't run a complete inspection — photos, findings, templates — in airplane mode, everything else is irrelevant.
- Report turnaround. The industry standard is same-day delivery. The software should let you finish 90% of the report on site.
- Termite / WDO support. A vendor may support a WDI form without supporting diagrams, authorizations, completion notices, chemical logs, or recurring service billing. Compare each required step separately.
- Recurring revenue tools. Inspectors increasingly add pest-control service plans, annual maintenance inspections, and other repeat services. Almost no inspection software handles recurring billing.
- Total cost. Base price plus every add-on you'll actually need: extra users, agreements, payments, repair estimates.
How the market breaks down
Established platforms (Spectora, HomeGauge, and others)
The biggest names in the industry are polished and well-supported, but their workflows are not interchangeable. As of August 19, 2026, Spectora's official pricing page documents mobile and web report writing, offline report writing, unlimited reports, scheduling, payments, agreements, and special forms including WDI and NPMA-33. HomeGauge's current page describes a desktop report writer with a Companion app plus online agreements, scheduling, payments, delivery, and storage. Compare the complete workflow you need instead of relying on a simple “web-first” label.
Legacy desktop tools
Older desktop-era software is highly customizable and often cheap, but report writing is slow, mobile apps feel bolted on, and modern client-facing features (online agreements, payments, web reports) lag years behind.
Field-first platforms (Inspection Authority)
